Neighborhoods We Serve in Lacey

Every neighborhood below is home ground for our crews. Each one has its own housing mix, and each one calls us for the same reason: water where it should not be.

Hawks Prairie

Hawks Prairie is home to much of Lacey's newer development along the I-5 corridor near Marvin Road, close to the I-5 exits and the retail corridor. Homes here are mostly newer builds, and the calls we get most often are failed water heaters flooding a garage or laundry room.

Woodland Creek

Woodland Creek covers the neighborhoods around Woodland Creek Community Park in east Lacey. It is a family area with a mix of single family homes, and we respond here for everything from burst pipes to flooded basements.

Tanglewilde

Tanglewilde is an established residential area in south Lacey with a mix of older and newer homes. Many of the older homes here have crawl spaces, so we are often called for crawl space water, slow leaks that went unnoticed, and storm water getting in at ground level. Tanglewilde East sits just east of the main Tanglewilde area.

Meridian Campus

Meridian Campus sits in central Lacey near Saint Martin's University. The area mixes student housing, rentals and family homes, and we respond to water damage calls here year round. Meridian Campus is a large planned community with 13 smaller communities inside it, including Campus Highlands, Campus Peak and Campus Prairie.

McAllister Park

McAllister Park and the residential streets around it are part of our local service area. Homes here range from older builds to newer infill, and we cover the full range of water damage work, from extraction to drying.

Central Lacey

Central Lacey includes the areas near the Lacey Community Center and along Pacific Avenue. Many homes here are older, and older plumbing near Pacific Avenue is a common source of the burst pipe and leak calls we answer.

Jubilee

Jubilee is a 55+ active adult community at Hawks Prairie, with modern homes, lodge amenities and the golf course at The Golf Club at Hawks Prairie. We respond to water damage calls here for single family homes and shared community buildings alike.

Horizon Pointe

Horizon Pointe is a planned community in southeast Lacey with newer homes, its own homeowners association, and quick access to schools and shopping. Most calls here are for appliance leaks and water heater failures in newer builds.

Indian Summer

Indian Summer is a golf course community in Lacey with 1990s and 2000s Craftsman style homes. Large homes here mean a leak on an upper floor can reach a lot of rooms fast, so we treat these calls as urgent.

The Lakes

The Lakes covers the homes around Long Lake, Hicks Lake and Pattison Lake. These are glacial kettle lakes that flow into Woodland Creek, and many yards slope toward the water. The seasonal water table here can push water into crawl spaces with no plumbing failure at all, so lake area homes call us for crawl space water and sump pump problems more than anywhere else in Lacey.

Pleasant Glade

Pleasant Glade is a woodsy, near rural area of Lacey with mixed housing eras and trail access, close to the commercial corridor. Older and newer homes sit side by side here, and we cover both.

Timberlake

Timberlake borders the northwest corner of Long Lake in southeast Lacey, a few blocks north of Woodland Creek Community Park. Homes here mix newer construction with midcentury builds.

Panorama

Panorama is a retirement community in Lacey with a large population of older residents. When a water loss happens in an occupied unit here, getting the resident safely housed matters as much as the drying, and we work with that in mind.

Beachcrest

Beachcrest sits at the very northern end of Lacey, on the shores of the Nisqually Reach area of Puget Sound. It is a private waterfront community with a half mile private beach, a marina and a boat ramp, plus cabanas, a playground and a nature trail. Many homes here are older one story ramblers dating back to the 1940s, set among mature fir and cedar trees, with some newer homes going up too. The Golf Club at Hawks Prairie sits next door, and the Nisqually Wildlife Refuge is minutes away. Waterfront homes here face a different risk from the rest of Lacey: ground level rooms sit close to the water, and the older ramblers often have aging plumbing.

Chambers Lake

Chambers Lake is the area built around Chambers Lake itself, with waterfront homes and lakefront lots. Water damage calls here often involve lake side ground floors and lower levels.

Edgewater

Edgewater is part of the Hawks Prairie community, with parks, sports courts and beach access. Homes here are minutes from shopping, dining, golf and the I-5 exits.

Thompson Place

Thompson Place sits next to Tanglewilde, with established homes on tree lined streets. We cover it the same as Tanglewilde, and the same older home plumbing and crawl space issues come up here.

Mountain View

Mountain View is an established Lacey neighborhood with older homes, near Mountain View Elementary School. The older housing stock here means aging pipes and slow leaks are common calls.

Campus Highlands

Campus Highlands is one of the Meridian Campus communities, near The Golf Club at Hawks Prairie, with parks, sidewalks and walking trails. Some homes here overlook the 15th green of The Woodlands course.

Campus Prairie

Campus Prairie is another Meridian Campus community with newer homes, minutes from the shops, restaurants and Costco at Hawks Prairie.

Steilacoom Heights

Steilacoom Heights sits on higher ground on the west side of Lacey, with views of Mount Rainier. Homes here are modern, with close access to I-5, shopping and restaurants.

Classic Heights

Classic Heights is an established community in the Hawks Prairie area, with ramblers and family homes on private lots.

Hawksridge

Hawksridge is a neighborhood in the Steilacoom Road and Marvin Road area, annexed into the City of Lacey in 2019 along with Hawks Glen and Steilacoom Heights.

Hawks Glen

Hawks Glen sits in the same Steilacoom Road and Marvin Road area as Hawksridge and Steilacoom Heights, in the southwest part of Lacey.

Rainier Vista

Rainier Vista is the area around Rainier Vista Park and the Rainier Vista mobile home park, near Hicks Lake. We respond here for homes and mobile homes alike.

Chambers Prairie

Chambers Prairie is the area around Chambers Prairie Elementary School on Virginia Street SE in southeast Lacey, near Panorama and Chambers Lake. It is a family neighborhood with the elementary school at its center, and we respond to water damage calls here for homes and rentals alike.

Cantergrove at Long Lake

Cantergrove at Long Lake is one of the newest neighborhoods in Lacey, just southeast of Union Mills in the southeast region of the city. It has its own lakeside community park with lake access and a dock, plus a playground, walking and running trails and an oak tree preserve. Seven Oaks Elementary School is located here. Newly built homes still call us for appliance leaks and water heater failures, and the lake access means ground level rooms need watching too.

Lake Forest

Lake Forest sits in the southern part of Lacey, just east of Long Lake. The neighborhood has middle income homes on large lots, 22 acres of natural greenbelt, and a private park called Hearing Park with wooded trails, a canoe and kayak launch, a pavilion and a playground. Evergreen Forest Elementary School is located here. Homes near the lake and the greenbelt call us for ground water and crawl space water in the wet season.

Gateway

Gateway is a brand new development in central Lacey, 5 minutes north of I-5 and close to Cabelas, Walmart and Hawks Prairie Casino. A new mixed use development called Lacey Gateway is also in the works at the corner of Britton Parkway and Marvin Road. The community has a sports court, playground and greenspace, with 3 to 5 bedroom homes. As a new build area, most calls here are for appliance leaks and water heater failures.

Meadows

Meadows is a Lacey neighborhood with a mix of contemporary, Craftsman style and ranch style homes, built from the 1960s to the early 21st century, on larger lots. The area is home to the 67 acre Regional Athletic Complex, with baseball fields, soccer fields, tennis and basketball courts, playgrounds and over 2 miles of paved trails, and Meadows Elementary School. The older homes here, some dating back to the 1960s, mean aging pipes and slow leaks are common calls.

Main Roads and Corridors We Cover

If your home sits on one of Lacey's main roads, you are in our service area. We cover homes along Ruddell Road, Martin Way, College Street, Sleater Kinney Road, Pacific Avenue, Marvin Road and Yelm Highway, plus the Long Lake area and homes near the Nisqually River. Not sure about your street? Call (360) 363-0413 and we can usually confirm within a minute.

Nearby Thurston County Communities

We also respond to water damage calls in Olympia, Tumwater, and other Thurston County communities along the I-5 corridor. If you are unsure whether your address falls within our service area, call (360) 363-0413. We can usually confirm within a minute and dispatch the nearest available crew.

Why Local Response Matters

A company dispatching from outside Thurston County can take significantly longer to arrive, and every extra hour water sits in a home increases damage and repair cost. Locally based crews can typically reach a Lacey address faster.

Quick answers

Does being local change how fast you arrive?

Yes. A crew already in Thurston County is not fighting I-5 traffic from Tacoma or Seattle while your floor sits underwater. That head start is often the difference between drying a floor and replacing it.

Do you also serve Olympia and Tumwater?

Yes. Lacey shares its borders with both, and a crew based in Lacey is minutes from most of Olympia and Tumwater. The same goes for homes near Saint Martin's University and along the I-5 corridor. If you are just outside Lacey, call and ask.
